A credit card number is required to confirm bookings. We will charge 50% of your booking fee as a deposit.

If a cancellation is made prior to the balance of the fees becoming due (6 weeks from the start date of the holiday), the deposit only is forfeit. If a cancellation is made after the full fees have been paid (deposit plus balance) the full amount due is payable and is not refundable under any circumstances whatsoever.

We reserve the right to refuse to hand over the accommodation to anyone who, in our opinion, is not suitable to take charge of the property - in any such case all moneys shall be refunded and the contract terminated without further liability. We also reserve the right to terminate the contract at any time or remove any person or persons due to unreasonable behaviour, damage to property or causing (or being likely to cause) annoyance to us or our neighbours. Any refund will be entirely at our discretion.

Every effort will be made to accommodate your arrival and departure (luggage can be left with us securely if this is helpful) but we ask that arrival and departure times (please see the Tariff section of this website) are strictly adhered to unless there are exceptional circumstances.

Oldhamstocks Cottage is very strictly 'no smoking' (smoking outside is acceptable as long as an ashtray is used).

The Booking Form and Booking Conditions confer a right to occupy the accommodation for the period agreed for holiday purposes only. The terms of the Rent Act are excluded.

The Booking Form and Booking Conditions can be accessed here. No booking will be completed without acceptance of the Booking Conditions, and completion and acceptance of the Booking Form.

We are not liable to our guests or members of our guests' party for any loss or damage to any belongings of theirs or any of their visitors. Nor are we responsible for acts of negligence or willful damage caused to the guest, any member of his/her party or visitor, by any other person(s). Any damage caused to the property or any of its fixtures or fittings during your stay will be assessed and charged to you. Any such sums will be due and payable prior to your departure.

Acceptance of accommodation signifies acceptance of the above terms and conditions.
